What Is a First Time Home Buyer Loan?

A first time home buyer loan is a home loan used by someone purchasing their first property. It can be structured as a fixed rate loan, variable rate loan, split loan, principal and interest loan or, in some cases, an interest only loan depending on your situation and lender eligibility.

The right first home buyer loan is not always the loan with the lowest advertised rate. It should also consider your deposit, repayments, lender fees, loan features, future plans and whether you may qualify for first home buyer schemes or concessions.

A first home buyer loan may help with:

How Much Deposit Do First Time Home Buyers Need?

Many buyers assume they need a 20% deposit before they can apply for a home loan. While a 20% deposit can reduce borrowing costs and may help avoid Lenders Mortgage Insurance, it is not the only pathway.

Some first home buyers may be able to purchase with a smaller deposit depending on lender policy, government scheme eligibility and their financial position.

Deposit optionWhat it may mean
20% deposit
May help avoid Lenders Mortgage Insurance and reduce overall loan size
10% deposit
May be possible with some lenders, but LMI may apply
5% deposit
May be possible for eligible first home buyers through the Australian Government 5% Deposit SchemeScheme available
2% deposit
May be available for eligible single parents or legal guardians under specific scheme rules

Important note: The Australian Government’s 5% Deposit Scheme is available through participating lenders. Housing Australia says there are 33 participating lenders authorised to offer the Home Guarantee Scheme to eligible buyers.

Government Scheme

Australian Government 5% Deposit Scheme

The Australian Government 5% Deposit Scheme is designed to help eligible buyers purchase a home sooner with a smaller deposit. Under the scheme, eligible first home buyers may be able to buy with a minimum 5% deposit without paying Lenders Mortgage Insurance.

Eligible single parents or legal guardians may be able to purchase with a minimum 2% deposit.

Treasury notes that the expanded scheme removed place limits, removed income caps and increased property price caps from 1 October 2025, making it more accessible for first home buyers across Australia.

Scheme eligibility, lender requirements and property price caps can change. We will help you review the latest requirements before you apply.

First Time Home Buyer Loan Options

There is no single best home loan for every first home buyer. The right option depends on your income, deposit, property type, savings history, spending pattern, future plans and comfort with changing interest rates.

Fixed rate home loan

A fixed rate loan can give you repayment certainty for a set period. This may suit first home buyers who want predictable repayments while settling into home ownership.

Variable rate home loan

A variable rate loan may offer more flexibility, including extra repayments and redraw features depending on the lender and product.

Split home loan
A split loan combines fixed and variable portions, giving you a balance of repayment certainty and flexibility.
Principal and interest loan

This is a common structure for owner occupiers because each repayment helps reduce the loan balance over time.

Low deposit home loan
A low deposit home loan may help eligible buyers enter the market sooner, but lender requirements, LMI and scheme eligibility need to be reviewed carefully.
Construction loan
If you are buying land and building your first home, a construction loan may help fund the build in stages.

Forgetting upfront costs
Deposit is only one part of the cost. You may also need to plan for stamp duty, conveyancing, inspections, moving costs and loan fees.
Assuming you do not qualify
Many first home buyers are surprised by the options available once their situation is reviewed properly.
